- Access to Villa: The road to the villa is under maintenance. Guests will need to use staircase access to reach the villa.
- Guest Capacity: Maximum occupancy of 12 guests. Unaccounted guests will not be allowed.
- Power Cuts: Goa occasionally experiences power cuts. The villa has a generator backup to support all appliances for up to 8-10 hours.
- Music Restrictions: Being in a community, loud music in the outdoor areas is not allowed.
- Late Checkouts: Subject to availability and additional charges. Must be approved in advance.
- Identity Proofs: Required for all guests.
- Linen Changes: Linen (bed linen & towels) changed every 2 days. Daily changes are chargeable.
- Additional Amenities: Soap, shower gel, and shampoo provided. Additional amenities like dental kits and shaving kits available on request.
- BBQ Grill: Available with a chef at an additional cost and requires prior notice.

House Rules
- Lost and found items are held for 14 days while we attempt to contact the guest. If guest contact information is incorrect or cell phone mailbox is full and we are unable to contact the guest during the 14-day holding period, the unclaimed item(s) are disposed of as deemed fit by the management.
- Guests are responsible for their personal belongings and valuables. Kindly store your valuables in safety lockers available in the rooms. Management will not be responsible for any kind of theft.
- All toiletries will be provided on request.
- No loud music should be played outdoors beyond 10 pm and indoors after 11 pm.
- Breakfast is complimentary.
- Smoking is prohibited in the villa. We recommend you smoke outdoors. While smoking, kindly use the ashtray to dispose of cigarette buds, and take all necessary precautions to prevent a fire.
- Guests, who are not checked-in or registered as guests of Stays are not allowed to sleep or to stay overnight.
- Our staff would be happy to purchase any additional items guests may need.
- Guests are responsible for his/her personal belongings and valuables. We request you to comply with these rules and regulations to make your stay in our villa more pleasurable.
- Check-in time will be 02:00 pm on the arrival date and check-out time will be 11.00 am on the departure date. Requests for early check-in or late check-out would be subject to availability and at the discretion of Vivanta Stays, with additional charges.
- Guests are kindly advised that stag bookings are not permitted at this property.
Cancellation policy
- For cancellations made up to 15 days prior to the check-in date, 80%* of the booking amount will be refunded via the original payment mode or 100% in the form of a future credit note, which can be redeemed at the originally booked Villa.
- For cancellations made 8-14 days prior to the check-in date, 50%* of the booking amount will be refunded.
- For cancellations made within 7 days prior to the check-in date, the booking amount will be non-refundable.
- Standard Cancellation Policy does not apply to peak or blackout dates. Refunds are only available if 100% payment has been made. Partial payments are non-refundable.
