The walls of the villa weave an interesting story – the home is a descendant of the Maharani of Patiala, and the name has been passed down for generations. The gleaming heritage of this 130-year-old property has also been witness to several noteworthy books authored by T P Russell Stracey. This heatproof and earthquake-proof kothi has been redesigned and restored with thoughtfully curated furnishings. The spacious interiors of the property are not short of any luxury. The Space:

BEDROOMS
– This 3-storey villa features a total of 6 bedrooms – 1 on the second floor, 3 on the first floor and 2 on the ground floor. 
– All rooms are identical and offer a variety of amenities including a heater, king-sized bed, Wi-Fi, TV, electric kettle and ensuite bathrooms. 
– Each bedroom has a personal living area and opens up to an attached balcony overlooking stunning views of the valleys. 

BATHROOMS
– There are 6 bathrooms in the villa – all attached.
– All bathrooms have geysers, towels and basic toiletries.

COMMON AREAS
– As you enter the home, you will be greeted by uninterrupted panoramas of Shimla – we promise you won’t find these anywhere else. 
– As you walk down the home, you will find yourself in the spacious drawing room, furnished with sofa-style seating arrangements for up to 6 people. 
– It is equipped with plentiful amenities including a TV, a heater and Wi-Fi access. 
– Relish all meals in the quaint dining area that is a component of the living room, offering blissful views of the mountains. It can comfortably accommodate up to 10 people.
– As you step outside, you will be in the company of the singing windchime, a refreshing breeze and 4-levelled gardens. 
– Each level holds a distinct character – 2 levels are furnished with collapsible umbrellas, tables, chairs and promise absolutely gorgeous views. 
– There is an outdoor 4-seater jacuzzi, open-to-air, strategically placed in the midst of Shimla’s best views. 
– The final level is home to all the organic vegetables – from spinach, apples, pumpkins to cherries and chillies, you will get it all here.
– If you wish to devour sumptuous organic meals in the open, the alfresco dining space is at your disposal that promises spectacular views. It can seat up to 10 people. 

KITCHEN
– Guests do not have access to the kitchen. 
– Crockery and cutlery can be provided upon request. 

FOOD
– Organic farm-to-table meals can be provided in-house on an a la carte basis. 
– Vegetarian and non-vegetarian meals can be provided at an additional cost.
– A barbecue kit/meal can be arranged at an extra charge.
– The costs for the aforementioned food and beverage offerings and events are subject to an 18% GST charge.
– Consumption of non-vegetarian food is allowed. 

GUEST ACCESS
The guests have access to the entire villa, except the kitchen. In response to the COVID-19 pandemic, guests may have restricted access to any shared amenities. 

INTERACTION WITH GUESTS
The host is present at the property and is always accessible. A trained and responsible caretaker is present at the property to resolve any concerns and help you have a perfect stay. 

STAFF ACCOMMODATION
We are unable to provide accommodation for your personal staff.

ACTIVITIES
We love this property for multiple reasons, and one of them is the sheer amount of experiences it hosts. Begin your day with a blissful stroll in the gardens, as the windchime chimes away. Savour your breakfast in the alfresco dining space that promises to be nothing short of paradisaical. Pluck the freshly grown vegetables and if you wish, you can plant your own too! As the day progresses, gather your loved ones and play indoor games. Come evening, relish an elaborate barbecue spread and request for the bonfire to be lit up. End the day with de-stressing soak in the jacuzzi under a sky full of stars. 

ADDITIONAL COSTS
– Barbecue kit is available at an additional cost of Rs. 800, per person. Groceries will be charged as per actuals.
– A bonfire can be arranged at an additional cost of Rs. 1000 per hour, including raw materials.
– Cook is available at an additional cost. 
– The jacuzzi can be used at an additional cost of Rs. 2000 for a duration of 2 hours.
– Prices may vary subject to availability and peak season rates.

HOME TRUTHS
While we do promise you a welcoming home and a great stay, here are a few things we’d like to mention so as to ensure there are no unpleasant surprises later!
– All-male groups are not allowed. 
– There are CCTV cameras that capture the external areas. 
– There is no power backup offered at the property.
– Please be mindful and keep noise to a minimum after 10:30 PM.
– The caretaker stays on the premises of the same property. 
– There is an indoor fireplace in all the rooms, however, the guests cannot use them. 
– All mobile networks work fairly well. 
– Guests can stay connected with complimentary Wi-Fi. Network is subject to availability at any given time.

HOUSE RULES
– Alcohol consumption is allowed only in designated areas. 
– Smoking is allowed in the exterior areas of the villa only. 
– Guests are earnestly requested to treat the home with care.

POLICIES
– The full payment must be made for your booking to be confirmed.
– The number of guests must not exceed the count mentioned at the time of booking.
– Only the guests who have been accounted for are allowed at the villa.
– All guests must be able to share valid ID proofs when asked. This could be at the time of booking, and also upon arrival.
– All foreign nationals must be able to share their passport and visa details prior to their stay.
– Any damage to the property caused by the guest will be charged as per the actual cost of repair or replacement.
– Any illegal activity – including but not limited to prostitution and the use of narcotics – is strictly not permitted.
– Any commercial activity is strictly not permitted.
– A refundable deposit may be collected before check-in. 
– This entire amount is refunded within 5 working days, provided the total number of guests does not increase and the check-out time is adhered to.
